Getting Started

How does BOOM actually work? +
BOOM is simple: Browse video-verified apartments → Apply online → Move in within 48 hours. We've eliminated all the traditional bullshit. No agency visits, no hidden fees, no waiting weeks. Everything is transparent, fast, and guaranteed. We handle all paperwork, utilities setup, and provide 24/7 support throughout your stay.
Why is BOOM different from other agencies? +
Traditional agencies take 45+ days, charge hidden fees, and disappear after signing. BOOM guarantees 48-hour move-in, zero hidden fees, and 24/7 WhatsApp support. Every apartment has a 360° video tour, all prices are final, and we actually answer at 3am. We built this because we suffered through Rome's rental nightmare ourselves.
Is this legitimate? Sounds too good to be true. +
We get it. Rome rentals are usually scams. BOOM is operated by Egidi Immobiliare S.r.l. (P.IVA 17322991005), a registered Italian real estate company. We have 500+ happy tenants, a physical office in Centro Storico, and you can verify our registration with the Rome Chamber of Commerce. Plus, we use Stripe for payments - you're protected.
Who can rent with BOOM? +
Anyone looking for 3-24 month rentals in Rome. International professionals, students, digital nomads, relocating families. You need: valid ID/passport, proof of income (employment contract, bank statements, or sponsor letter), and ability to pay first month + deposit. We have a 95% approval rate for internationals.

Payments & Fees

What are the actual costs? +
Total upfront: First month rent + 2 months deposit + BOOM fee (1 month). That's it. No agency fees, no surprise charges, no "administration costs". For a €1,800/month apartment: €1,800 (first month) + €3,600 (deposit) + €1,800 (BOOM fee) = €7,200 total. The deposit is fully refundable. Utilities are included in most properties.
How do I pay rent? +
Bank transfer or Stripe (cards accepted). Rent is due on the 1st of each month. We send reminders 5 days before. You can set up automatic payments through your dashboard. Late payment? We WhatsApp you immediately - no surprise fees if you communicate with us.
When do I get my deposit back? +
Within 14 days of move-out, after final inspection. We do the inspection together via video call - full transparency. Normal wear is expected and fine. We only deduct for actual damage beyond normal use. 98% of our tenants get their full deposit back.
Are utilities really included? +
Yes, in 90% of our apartments. This includes electricity, water, gas, internet, and condo fees up to €200/month. If you exceed this (rare), we'll show you the actual bills and charge only the difference. For properties without utilities included, it's clearly stated upfront.

The Process

How fast can I really move in? +
48 hours from application approval. Apply today, approved tomorrow, keys in hand the day after. Record: 6 hours (emergency relocation from USA). Average: 2-3 days. This includes contract signing, payment, and check-in. We work weekends and holidays too.
What documents do I need? +
Required: 1) Passport/ID, 2) Proof of income (last 3 payslips or bank statements showing 3x rent amount), 3) Employment contract or university enrollment. Optional but helpful: Previous rental references, Italian codice fiscale (we can help you get one). Students can use sponsor letters from parents.
Can I visit apartments before deciding? +
Yes, but our 360° video tours show everything. Physical viewings available daily 10am-7pm, including weekends. WhatsApp us to schedule. But honestly? Our videos show more than you'd see in person - we film inside closets, under sinks, every corner. No catfishing possible.
What if I need to leave early? +
Life happens. Give us 60 days notice and we'll work with you. We'll help find a replacement tenant. If we find someone, you can leave earlier without penalty. For job loss or medical emergencies, we have special provisions. Just talk to us - we're human.

Living & Support

What if something breaks? +
WhatsApp us. We fix it within 24 hours. Emergency repairs (no hot water, electricity issues, lockouts): 2 hours maximum response. Non-urgent repairs: next business day. We have contracts with plumbers, electricians, and handymen on call 24/7. You pay nothing for normal maintenance.
Do you really answer at 3am? +
Yes. Valentino's phone is always on. Locked out at 3am? We'll get you in. Pipe burst on Sunday? Plumber arrives in 1 hour. Can't figure out the heating? Video call us. Average WhatsApp response time: 2 minutes. This isn't marketing bullshit - ask any of our tenants.
Can you help with residence permits? +
Yes. €150 and we handle everything. We'll prepare documents, book appointments, and even accompany you if needed. This includes: residence permit, codice fiscale, SPID digital identity, and health card registration. We know the system inside out - what takes others months, we do in days.
What about cleaning and maintenance? +
Optional services: Weekly cleaning €60/month, laundry service €30/load, grocery delivery setup, plant care. All apartments are professionally cleaned before move-in. You're responsible for keeping it clean during your stay. Final cleaning can be arranged for €100 or do it yourself.
