Budget, move-in date, neighbourhoods, who's moving, how your income reads on paper. We tell you what your budget buys today.
2 · Dossier & applications
Dutch-format, one working day
Income proof, employer statement, ID, references, motivation letter in Dutch and English. Then we apply as listings go live.
3 · Viewing & contract
A BOOM person in the room
Live video walkthrough and a written report. Rent, deposit, service costs and contract type checked against Dutch law before you sign. Then keys and BRP.
Pay by card on this page when you start; the invoice comes from Egidi Immobiliare S.r.l. No percentage of your rent. Nothing from landlords or platforms. Full Search is refunded in full if we decline the search in the first call.
03 — BEFORE YOU SIGN
Six things we check before you sign.
Put in writing on every contract.
I
The deposit cap2× basic rent
Dutch law caps the deposit at two months' basic rent, service costs excluded. Agents still ask for three. We don't let them.
II
RegistrationBRP · BSN
A landlord cannot forbid registration at the address. Without BRP, a BSN and a bank account get hard. We confirm it in writing before you sign.
III
The points systemWWS
Many Amsterdam homes fall under the points system. An asking rent above the legal maximum is leverage. We run the check.
IV
Service costsservicekosten
"€1,800 + €250 service costs" often hides charges the law does not allow. We separate legitimate from padding.
V
Contract typesince 2024
Since 2024 the default contract is indefinite. Fixed-term offers are the exception, with conditions. We check which one you are handed.
VI
Income ruleson paper
New job, freelance, non-euro salary: each has a right way to be presented. We write it so a Dutch landlord reads it as safe.
04 — QUESTIONS
The questions we get asked.
Isn't it illegal for agents to charge tenants in the Netherlands?
It is illegal for an agent to charge you when they also act for the landlord — what most "free" agencies do. An agent you hire, who works only for you, may charge you for the work. BOOM Amsterdam is that agent (aanhuurmakelaar): hired and paid by the tenant only.
Which service is mine?
Full Search (€500) if you haven't started. Application Pack (€199) if you've found one and need to apply, or you have a shortlist and you're already in Amsterdam. Attended Viewing (€149 per viewing) if you have a shortlist and you're still abroad. Not sure: open a file, we advise.
How fast will I have an apartment?
Budget and move-in date decide it. A complete Dutch-format dossier and applications sent as listings appear are what shorten it. Nobody can promise a date in Amsterdam. Anyone who does is selling you something else.
Do I need to be in Amsterdam?
No. A BOOM person attends viewings in your place, with live video and a written report. The contract is checked and signed remotely. You arrive for the keys and the BRP appointment.
How do I avoid a rental scam in Amsterdam from abroad?
Never pay a deposit or first rent for a home nobody on your side has seen. With Attended Viewing (€149) a BOOM person visits it in your place, with live video and a written report. With Full Search or Application Pack we also check the contract, and confirm in writing that you can register (BRP) at the address, before you sign.
What if you don't find anything?
We tell you in the first call if your budget and timeline don't fit the market; if BOOM declines the search then, the €500 Full Search fee is refunded in full. Once we take the search on, the fee pays for the work, not for a result: nobody can promise a home.
How do I pay?
By card on this page (Stripe) when you start; the invoice comes from Egidi Immobiliare S.r.l. Flat fees, VAT included. Nothing from landlords, their agents or platforms.
What do you do with my data?
Used to answer you and run your search; if you stop at the payment, we ask once whether you have questions. No resale, no mailing lists. Ask us to delete it; invoices and payment records stay, as the law requires.

What we do
Dutch-format dossier within one working day of your papers, applications as listings appear, attended viewings with live video and written report, negotiation, contract check against Dutch law, BRP confirmed in writing.
What we don't do
We don't list homes, we don't represent landlords, we don't promise a date.
