1. Who We Are

BOOM is operated by Egidi Immobiliare S.r.l., a licensed real estate agency registered in Rome, Italy.

2. Our Services

BOOM provides mid-term rental services (3-24 months) in Rome, including:

• Apartment listings and rental matching
• Property Finding Service (PFS)
• Concierge services
• Tenant-landlord intermediation
• Contract management

We act as intermediaries between property owners and tenants. The actual rental agreement is between the property owner and the tenant.

3. Rental Agreements

3.1 Lease Term
All leases through BOOM have a minimum duration of 3 months. Early termination requires 30 days notice and may incur penalties as specified in your rental agreement.

3.2 Payments
Rent is due on the 1st of each month. Late payments may incur interest charges. Payment methods accepted: bank transfer, credit card (via Stripe), or other methods as specified.

3.3 Deposit
Security deposits are paid to and held by the landlord as set out in the lease. Italian law caps the deposit at three months' rent (art. 11 L. 392/1978). BOOM does not hold deposits. The return terms are written into the lease we prepare.

4. Commission & Fees

4.1 Standard Commission
BOOM charges a one-time commission, due at signature of the lease, of either:

• One month's rent, OR
• 10% of the total annual rent (whichever is lower)

The commission is subject to Italian VAT (IVA) at the statutory rate, currently 22%, which is added to the amounts above. Example: monthly rent €1,200 → commission €1,200 + 22% IVA = €1,464. If you have paid the Property Finding fee (§4.2), the €350 already paid is deducted from this total (€1,464 − €350 = €1,114 due at signing).

4.2 Property Finding Service
PFS costs €350, fixed, IVA included. Payment is by card via Stripe to Egidi Immobiliare S.r.l. and is receipted.

Within 24 hours of payment we hold a briefing call and confirm your search criteria to you in writing (budget ceiling, areas, number of bedrooms, move-in window, must-haves). Those written criteria are the sole benchmark for the guarantee below.

Guarantee. If, within 15 calendar days from the written confirmation of your criteria, we have not presented you at least 3 properties matching all of them, the €350 is refunded in full. The refund is automatic: you do not need to request it. We issue it to the same card via Stripe within 5 working days of the 15th day; your bank may take a further 5–10 working days to show it on your statement. No admin fee or deduction of any kind applies.

The guarantee is met when 3 matching properties are presented, whether or not you choose to rent one of them. Declining properties that match the written criteria does not trigger the refund; the search nonetheless continues at no extra cost until you sign a lease or ask us to stop. The 15 days is the refund trigger, not the end of the service.

On success the €350 is deducted in full from the commission in §4.1.

4.3 No Hidden Fees
We do not charge:

• Viewing fees
• Application fees
• Monthly management fees (unless specified in concierge services)
• Contract preparation fees

5. Property Listings

5.1 Accuracy
We video-verify all properties before listing. However, we are not responsible for changes made by property owners after verification.

5.2 Availability
Property availability is updated in real-time. We reserve the right to remove listings at any time if they become unavailable.

5.3 Pricing
All prices are listed in Euros (€). Prices may be subject to change without notice until a formal lease is signed.

6. User Responsibilities

As a user of BOOM, you agree to:

• Provide accurate and truthful information
• Maintain the property in good condition
• Report damages immediately
• Allow property inspections (with 48 hours notice)
• Comply with Italian rental laws
• Not sublet without written permission

7. Cancellations & Refunds

7.1 Before Move-In
If you cancel before move-in:

• More than 30 days before: Full refund minus €150 admin fee
• 15-30 days before: 50% refund
• Less than 15 days: No refund

7.1-bis Property Finding Service
For the Property Finding Service, Section 4.2 prevails over this section: if we do not deliver at least 3 options matching your written criteria within 15 days, the €350 is refunded in full, automatically, to the original card — no admin fee applies.

7.2 After Move-In
Early termination requires 30 days notice. You are responsible for rent until the end of the notice period or until we find a replacement tenant (whichever comes first).

8. Liability

BOOM is not liable for:

• Property damage caused by tenants
• Personal belongings lost or stolen
• Utilities failures or interruptions
• Changes in Italian rental law
• Force majeure events

Our maximum liability is limited to the commission paid for the service.

9. Dispute Resolution

Any disputes arising from these terms will be:

1. First attempted through direct negotiation
2. Then through mediation if necessary
3. Finally, subject to the jurisdiction of Rome, Italy courts

10. Changes to Terms

We may update these terms at any time. Changes will be posted on this page with a new "Last Updated" date. Continued use of BOOM's services after changes constitutes acceptance of the new terms.

11. Governing Law

These terms are governed by Italian law. All rental agreements are subject to Italian rental legislation (Legge 431/98 and subsequent amendments).
