A friend sees a flat.

A friend can tell you if the kitchen is nice. They will not ask who actually owns it, whether that rent can be attested in that zone, what the heating really costs, or whether the contract type fits your stay. We look at the apartment and at the deal behind it.
Rome's negotiated-rent bands
The 2023 Rome agreement fixes €/m² bands per zone. The wrong rent can't be attested — you pay more and lose the tax break.
We compute the attestable band for your flat — 75 zones, the official coefficients — and negotiate against it.
Deposit: three months, maximum
Anything above is not enforceable — and “non-refundable deposit” is not a thing.
