You found it. We make it safe.
The apartment is perfect. The contract is eleven pages of dense legal Italian, the landlord wants an answer by Friday, and something feels rushed. That's exactly when you call us.
The deal, in one breath
First pass within 24h · Contract Check €49 credited · Terms §4.3
Before you hand us a contract,
ask us anything.
The eight questions clients actually ask. Open the ones you care about — every answer carries its evidence.
01 The product What does the contract review cover? 3 layers checked
Every article, the owner,
and the registration setup.
We read all of it, clause by clause, and hand it back in plain English: what each article means and what it costs you. We flag the unfair ones and the missing ones, verify the landlord's identity and the property ownership, and check how the lease is being registered — the part that decides your residency and your tax position.
What the draft takes from you
- Exit penalties dressed as “notice”
- Deposits above the legal ceiling
- Repairs and maintenance pushed onto the tenant
- Automatic renewals with no way out
What isn't there and should be
- The registration setup (RLI, cedolare secca election)
- Deposit return terms and deadline
- The state of the flat at handover
- Who pays which running costs
What we confirm before you commit
- The owner named in the public property registry
- The contract type fits your actual stay
- Meter readings and handover written down
- Every article, translated into plain English
02 The clock How fast is the review? 24h first pass
First pass within 24 hours
of payment.
You pay, you send the draft, we come back with the first read inside a day. If your landlord wants an answer by Friday, we work to your deadline, not ours — the whole point of this service is that it fits inside the window you actually have.
03 The reach I already found a place — can you still help? any portal · agency · private
That is exactly
what this is for.
Deal Assistance works on the apartment you found — any portal, any agency, a private landlord, a friend of a friend. We verify the listing, review the contract and negotiate on your behalf. We don't need it to be one of ours; we need it to be safe for you.
04 The price Is €249 really worth it? €49 your check, credited
Compare it to one bad clause,
not to zero.
The honest way to judge it is against the exposure, not against nothing. An exit penalty is counted in months of rent. A deposit above the legal ceiling is money you chase later. A lease that is never registered costs you your residency. If you already bought the €49 Contract Check, it is credited in full against this. And there is nothing else to pay us on the way in: no viewing fees, no application fees (Terms §4.3).
Two numbers you already know. The arithmetic is the law's, not ours.
Arithmetic on the numbers you typed, against the articles named above. Not a quote and not a prediction: the size of what a contract can do to you — and the reason a €249 read happens before the signature, not after. If your deposit is within the ceiling, this box says so.
05 The counterpart My accountant can read it — why you? 6 Rome rules we check
Reading Italian isn't the job.
Knowing Rome is.
A translator gives you the words; an accountant gives you the tax line. Neither tells you that the rent can't be attested in that zone, that the deposit is over the ceiling, that the transitional form needs a documented reason, or that the handover has to be written down. These are the six rules that decide whether your year here is calm or expensive — and we check them on your draft, one by one.
Rome's negotiated-rent bands
The 2023 Rome agreement fixes €/m² bands per zone. The wrong rent can't be attested — you pay more and lose the tax break.
We compute the attestable band for your flat — 75 zones, the official coefficients — and negotiate against it.
Deposit: three months, maximum
Anything above is not enforceable — and “non-refundable deposit” is not a thing.
We push for two, in writing, with the return terms named in the contract.
Registered within 30 days — or it doesn't exist
An unregistered lease gives you no legal protection and no residency.
We check the registration setup before you sign and follow the protocol number after.
Whoever rents it must own it
The fake-landlord scam dies with one document: the visura catastale names the real owner.
We pull it before a single euro moves.
A transitional lease needs a documented reason
The wrong contract type for your stay is the most common “legal” trap for foreigners.
We pick the right form — transitional, student, 4+4 — and check the attestation that makes it hold.
The keys day is a document, not a handshake
No readings, no photos, no signed state of the flat — and the deposit argument is your word against theirs.
We make sure the contract requires a written handover record.
06 The trap It's a standard contract — what could go wrong? 30gg to register — or it doesn't exist
There is no such thing
as a standard contract.
“Standard” usually means a template someone downloaded and edited. The most expensive problems are not exotic: the wrong contract type for your stay, a registration that never happens, a deposit clause that quietly becomes “last month's rent”, repairs pushed onto you. Every one of those is legal-looking on the page and costly in the year that follows.
07 The trust How do I know it isn't a scam? €5 the visura that names the owner
Two answers: who they are,
and who we are.
On their side: we pull the property registry extract — five euros, and it names the actual owner — and we verify the identity of whoever is renting to you, before a single euro moves.
On ours: you can check us in thirty seconds. Registered company, registered EU trademark, 47 public reviews, and every payment through Stripe with a receipt — never a transfer to a person.

08 The handover What do you need from me? 1 PDF. That's it.
The draft, the listing,
and your deadline.
Reply to the confirmation email with the contract as you received it — PDF, Word, even photos of the pages. Add the listing link if you have one. Then it's our turn: you'll get the read, the flags and the negotiation plan, and a human answering your questions until the keys are in your hand.
The contract as the landlord sent it — PDF, Word, or photos of the pages. Italian is fine.
The link or the address, so we can verify the property and who owns it.
If the landlord wants an answer by Friday, say so — we work to your clock.
Enough? Send us the contract.
In brief the facts, flat — price, what you get, what this is not
- What it is
- A clause-by-clause review, in English, of a Rome rental contract you already have — plus landlord and ownership verification and negotiation on your behalf.
- Price
- €249 one-off. Credited in full if you already bought the €49 Contract Check. No viewing fees, no application fees (Terms §4.3).
- What you get
- A written review of every article, the public-registry check on who actually owns the flat, the negotiation itself, and the paperwork chain after signing. First pass within 24 hours of payment.
- What it is not
- Not legal representation and not a law firm: BOOM is a licensed estate agency. It does not find you an apartment — that is Property Finding (€350) — and it cannot make a landlord accept terms they refuse.
- Who it is for
- Anyone who found a Rome flat on a portal, through an agency or privately and has a draft contract in front of them, usually in Italian.
- Provided by
- Egidi Immobiliare S.r.l., a licensed Rome estate agency — P.IVA 17322991005, REA RM-1710623, Via dei Coronari 181, Rome. EU trademark 019317594 ↗ · 4.9★ from 47 Google reviews ↗ · Terms & fees §4. Card payments run through Stripe with a receipt — never a transfer to an individual.
