What is a transitional lease (contratto transitorio)?Cos'è il contratto transitorio?
Italy's fixed-term residential lease: 1 to 18 months, under art. 5 of law 431/98, registered with the Agenzia delle Entrate, ending on its date without the 4+4 renewal machinery. It requires a documented transitional need — a work assignment, posting or project is the textbook case, and your assignment letter usually proves it. We draft it, register it and, where Rome's territorial agreement applies, run the official fair-rent numbers.Il contratto abitativo a termine: da 1 a 18 mesi, art. 5 della L. 431/98, registrato all'Agenzia delle Entrate, finisce alla sua data senza il meccanismo del 4+4. What if my assignment is extended — or cut short?E se il mio incarico viene prolungato — o accorciato?
Extensions: if the transitional need continues, the lease extends within the legal 18-month ceiling; past that, we restructure it properly instead of improvising. Early exit: the notice terms are written into your contract before you sign, in plain English — you know the exact cost of leaving early from day one.Prolungamenti: se l'esigenza transitoria continua, il contratto si estende entro il tetto legale dei 18 mesi; oltre, si ristruttura per bene invece di improvvisare.
